2-bedroom house plans

Two-bedroom plans are the workhorse of units, downsizers and investment builds. The decision that shapes the whole layout is whether the second bedroom is a genuine bedroom or a study that occasionally takes a bed, because that determines whether it needs a wardrobe, a window of habitable size, and separation from the living area.

Common questions

What size is a typical 2-bedroom home?
Most two-bedroom Australian homes and units land between roughly 70 and 110 m² of internal floor area. The spread comes mostly from whether there is a separate living and dining area, and whether the laundry is a room or a cupboard.
Should both bedrooms be the same size?
Rarely. A main bedroom that comfortably takes a queen with side tables needs about 12 m² before the wardrobe, while a second bedroom works at 9 to 10 m². Making them equal usually means the main is too tight rather than the second being generous.
