How much land does a 4-bedroom single-storey home need?
As a rough guide, a 180 to 250 m² single-level home needs a block around 450 m² or larger once setbacks, driveway and outdoor space are accounted for. Your council's site coverage limit is the number that actually decides it.
Is single-storey more expensive than double for the same area?
Per square metre, usually yes. A single-level home spreads the same floor area over twice the roof and twice the slab, which are two of the more expensive elements. Draw both and compare the quantities before deciding.
